Before we start the presentation, please subscribe and like the video. There are two public sales scheduled for September. The first is in Incheon Gyeyang, Blocks A2 and A3. The second is the site of the Suyongsa in Dongjak-gu, which is also planned for sale.

First, let's take a look at Incheon Gyeyang, Blocks A2 and A3. Block A2 is a typical public sale with a scale of 7,475 units. Block A3, on the other hand, is a newlywed hope town. A total of 359 units will be available in the newlywed hope town. In Block A2, there will be 539 units of type 59, 178 units of type 74, and 30 units of type 84. In Block A3, due to its designation as a newlywed hope town, 359 units will be available in the exclusive type 55. Do you know where Incheon Gyeyang New Town is? It's located west of Gimpo Airport, in Incheon Gyeyang New Town.

It will now be developed on a scale of 17,000 won. Below Gimpo Airport, there is the Daechang New Town. The Bucheon Daechang New Town has now almost been elevated to the level of Gwanggyo, with many positive developments coming in. However, right next to it, the Incheon Gyeyang District does not have any noticeable positive developments at this time. Among the third new towns, it is the only one without plans for a subway connection as part of the metropolitan transportation strategy. Looking at the location of Incheon Gyeyang New Town, specifically Blocks A2 and A3, the location is somewhat on the side. While Block A3 appears slightly better than Block A2, the residential requirements are expected to be good. What I want to point out is that in Incheon Gyeyang New Town, you can see the area marked in purple, which indicates a self-sufficient land area. This is where the Hanam City Library and similar facilities will emerge from this type of land. Just like in the Bucheon Daechang District, SK has made an agreement to establish a research center there in the future.

It would be good if there are plans to come in, but if we can't attract such large corporations, what will happen? All of this will accumulate in knowledge industry centers and so on. So, what the government has done is that, since the proportion of knowledge industry centers is quite high, they announced that they would reduce this and build more apartments. As a result, since the sales revenue will increase, they might be able to lower the selling prices accordingly. Currently, the national government has announced such plans. The estimated selling price for the Incheon Gyeyang A2 Bolla type 59 is 356 million won, the 74 type is 438 million won, and the 584 type is 493 million won. You should not expect the selling prices to remain the same; you should think that they will increase by more than 20%. Since this is still in the public sector, prices exceeding 20% are coming out. If it comes out as a private sale, you would need to add more than 100 million won on top of that. So, this is how the supply was adjusted in advance.

The competition rates were as follows: Type 59 had a rate of 26.8 to 1, Type 74 had a rate of 76.2 to 1, and Type 84 had a rate of 381 to 1. The mid-sized areas all exceeded a rate of 76 to 1, and even Type 59 had a rate of 26 to 1, making it difficult to win a spot. 

Looking at the winning criteria for special allocations, Type 59 had a score of 60 points for all applicants, 10 points for the new housing portion, and 12.5 million won for caring for elderly parents. Type 74 had a score of 75 points for all applicants, 11 points for the new housing portion, and 19.9 million won for elderly care. For Type 84, the score was 85 points for all applicants, 12 points for the new housing portion, and 2.9 million won for elderly care.

For general allocations, the winning criteria were 21.1 million won for Type 59, 22.8 million won for Type 74, and 24 million won for Type 84, all exceeding 21 million won. How much will the supply for this project be? It has not yet been announced by the government, but according to an article from the Maeil Business Newspaper, A2...

It is estimated that combining the blocks and A3 block will result in about 300 units. However, once the sale price is disclosed, it is likely that more people will drop out, so I believe there is a possibility that the number will increase further. When is the move-in date? Currently, there is no confirmed date for each complex, but the media is predicting the end of 2026. The first substantial supply of the third new town will begin in late 2028. This is because it will primarily be private sales rather than public sales, and the land supply has not yet been completed. I believe that proper supply and sales will start from 2028. There is a tip for the third new town. What is it? Those of you who have been watching our videos for a while probably know. The third new town should avoid medium-sized areas. Generally, medium-sized areas are very popular in new towns, but the popularity of these medium-sized areas...

Because of this, I always recommend aiming for the 59 type, which is higher than the standard cutoff line. This 59 type features a floor plan that includes a dressing room, a powder room, and a pantry in the entrance. These days, the 59 type floor plan has developed significantly. First, you can start with a smaller unit, and if you later feel that it’s too cramped, you can upgrade to a larger space. Upgrading to a larger area is feasible with income, but if you don’t secure this smaller unit and continue to wait for a larger one, you might find it difficult to access in the future. The second thing I want to introduce is the public sale of the Dongjak-gu Subangsa site. This is located near the Nodeul Station on Line 9, and it seems possible to have a view of the Han River. It will be supplied in a scale of 263 units, all with a dedicated area of 59 square meters. The Subangsa site will be available for pre-registration from June to July 2013.

At that time, the sale price was 872,225 won, and the competition ratio for general supply was 645 to 1, while for special supply, it was 120 to 1. The cutoff line for general supply was set at 2.5 million won. For multiple children, the score was 80 points, and for newlywed couples, it was 12 points. The score for supporting elderly parents was 2,398 won. I've never seen such high cutoff lines for general supply or for supporting elderly parents before. In my opinion, for the public sale of the Subang Sabuji, even if the sale price increases by 10% over the course of a year, it seems possible to expect a profit of around 400 to 500 million won. Right now, the market difference for Mapo Xi Hills State is quite noticeable. So, fundamentally, they are aiming for the perfect score cutoff. However, since there is an expected market difference of around 400 to 500 million won, many people are waiting and are expected to apply for the subscription. What I'm curious about now is the subscription volume.

How much will it be? Currently, the media predicts that there will be 39 winners excluding the pre-application winners. I believe that a record-breaking cutoff line will be established. What does the public housing offer in September mean? It means that the supply of the third new town is starting. However, unfortunately, this year will be the end for public housing in the third new town. It is expected that it will become more active in the first half of next year. These days, we are producing a lot of videos related to the third new town, so there are always comments coming in. The questions from the pre-application winners of the third new town are particularly frequent. The sale prices are rising, and with the main application being delayed, existing housing prices continue to increase as well. Many people are asking what choices they should make in this situation. I think that the winners of the public housing pre-application for the third new town should definitely hold onto their positions. In my opinion, if you keep this for a few more years...

Everyone will be envious because the price of public housing will seem reasonable to you, while the price of private housing will be higher than you think.
