Even individuals can consider how much impact such a loan product can have on housing prices, so it would be good to assess how much influence it can have. So, what kind of product is this? It's a newborn special product, literally a newborn special product. So, if you have a baby, you can receive the newborn special product. But there are conditions. There must be conditions, right? Then, is it possible for babies born in January 2022? No, it's not. There is a standard of about two years. Recently, a standard has been set that targets babies born in the last two years. Yes, the target housing is set quite strictly. It is set at 900 million won or less, and the target housing should have a floor area of less than 85 square meters. Somehow, there are still options available up to a size where you can live together, but it's a bit regrettable. That's right. It's called the national average area, which is 84 square meters, right? A family of four is considered the best to live in Korea, so it is nicknamed National Balance. In simple terms, you can easily apply for a dedicated 84 Jemi. And to explain a little more precisely, it's LTV. LTV is the loan-to-value ratio for the house, you know. Generally, it's 70%. For first-time homebuyers, it's 80%. But as I mentioned earlier, even if the loan limit is 500 million KRW, if you buy an 800 million KRW house, the LTV of 70% means the loan limit won't be reached, right? That's correct. This part has been subject to quite a bit of criticism. Nowadays, if you want an 84m² unit, you have to go a bit further to the outskirts of the metropolitan area. Nowadays, it's hard to find a place like Geumdan or Mirae Jihyang for 600 million KRW. In fact, everyone wants to live in Seoul, but many couples find it difficult to raise children there. You can consider a 59m² unit, and a 79m² unit is also fine. Even if there are good products, it's not easy to find the target property, which is a major issue with this product. From what I've heard, not only the LTV but also the DTI need to be considered for loan products.

Usually, ltb DTI DSR requires a lot of attention, but in the case of this product, you should pay attention to DTI. DTI stands for the ratio of income to interest payments. It's easy to explain how much you earn and how much interest you pay. Typically, when repaying a mortgage loan and other loans including interest, it should not exceed 60% of your income, which is called DTI 60%. You should keep this DTI 60 point in mind. However, as I listened, regulations seem to be quite strict. There are many restrictions and the limits are a bit low, so the advantage is not there. The advantage is that DSR is not considered. Not considering DSR is the biggest advantage. DTI and DSR have more regulations, especially DSR has stricter regulations, meaning a broader range of regulations. So, what is the interest rate like? I mentioned DSR earlier, but the stress of DSR makes it really difficult to get loans these days. However, even if you get a loan, there are too many cases where it becomes a problem because the interest rate is too high and you have to pay too much interest. But ultimately, even with the advantages in terms of interest rates from Natgetne, in times like this, it may still be difficult.

There can be a slightly significant advantage in interest rates. These days, the interest rates for home mortgage loans are around 4% to nearly 5%, almost reaching 5%. Compared to the base rate of 5%, it is much higher. Many people might think that 5% is a high level. However, the special interest rate has been set much lower, ranging from 1.6% to 3.3%, depending on income and maturity, which is significantly lower than the market rate. To explain it in more detail, households with an annual income of less than 85 million won have an interest rate between 1.6% and 2.7%, and for households with an income exceeding 85 million won, the interest rate is set between 2.7% and 3.3%. Depending on income and maturity, it is set at a slightly different rate. Even for those in a relatively high-income bracket, the interest rate is lower than the market standard rate, making it quite attractive. Typically, home mortgage loans are for 20 to 30 years.

I wonder if the interest rates will continue to stay the same and then later change again, possibly going up. Yes, that's correct. It would be great to have received a loan for 20 or 30 years at such low interest rates. I feel like even newlyweds might consider taking one out. Yes, that's true. The interest rates will remain fixed for the first five years, and then they will start to fluctuate. For example, if someone took out a loan at 2% after having a child in 2023, the 2% interest rate will only apply for five years. After that, it will switch to a variable rate. Additionally, there is a difference based on income. For households with an income of less than 85 million won, an additional 0.55% will be added to the original interest rate. So, if someone had a 2% interest rate, after five years, it would become 2.55%. On the other hand, for households with an income exceeding 85 million won, they will be able to secure the lowest interest rate offered by commercial banks at that time.

If you think the loan interest rate fluctuates, you can consider that. Then you might think you could get a loan cheaply for five years. However, I want to receive an interest rate discount with an extension. Actually, is there a way to extend this? Yes, you might think five years is too short, but there is a way to extend. Oh, but somehow it doesn't seem to be a very comfortable or easy way. It's not like just asking for more time, right? That's correct. You can have more children. Oh, having children brings happiness, right? In fact, although it's unlikely that people have children to get a 5-year interest benefit, if you plan a bit strategically, for example, if you have one more child within 5 years after giving birth, like a chubby frog son, then you can extend it to 10 years. Certainly, it's not a common solution for the general public.

It seems that the government will lower the interest rate by 0.2% per child, and the extension will be for an additional 5 years. So, if it's for this child, the extension will be up to 10 years. But here, there is something that needs to be mentioned. Even if it's the interest rate now, it was mentioned that it applies to those born after January 1, 23. If there is a birth before January 1, 23, only one child will be included. Oh, it's so disappointing. Just because of a one-month difference, it turned out like this, right? Yes, that's correct. So, if you have a child born after 23, you can already receive preferential interest rates for 10 years, which is an advantage. Moreover, it is possible for up to 15 years. So, for those planning to have children, it would be good to remember this and utilize it. Therefore, nowadays, when considering the total fertility rate, in fact, having two children is really challenging. You can consider this as a bit of a difficulty. Also, additional subscription enrollments, new subscriptions, etc., will have preferential interest rates.

There are benefits, so please take care of that. And there is a subscription discount, about 0.3% to 0.5%. Oh, you're talking about the interest rate, right?
