Hello, I am Benia, a subscription expert. Have you heard of the term Eoljuksin? It is an abbreviation for even if you freeze to death, I want a new apartment. The premium associated with newly built apartments is quite significant, so when we look at recently traded apartments, we can see that newly built ones are overwhelmingly more common than older ones. As the preference for new buildings continues to rise, I believe that the value of newly built apartments being offered in the future will increasingly reflect that premium. Today, I have brought a variety of subscription complexes, from a lottery complex that can yield a profit of around 1 billion won immediately upon winning, to complexes where you can invest with a small amount of 50 million won as a down payment. I am confident that watching this video until the end will be very helpful for you. The first subscription complex I want to introduce today is Cheongdam Leel, located in Cheongdam-dong, Gangnam-gu. Cheongdam has its own unique regional characteristics.

Have you ever heard of Tebuk and Tenam? These are unique names for certain indigenous groups that do not appear on maps. Based on Teheran Road, the area above is referred to as Tebuk, while the area below is called Tenam. Representative areas of Tebuk would include Cheongdam, Apgujeong-dong, and Samseong-dong, while Tenam would include Daechi-dong, Dogok-dong, and Gaepo-dong. 

The difference between these two regions is that in Tenam, most parents have professional occupations such as doctors, lawyers, and tax accountants. These individuals work hard to become professionals and generate wealth through earned income, leading to a significant number of residents in Tenam. Consequently, their children receive the best education in top school districts and often follow in their parents' footsteps, continuing to build wealth. In contrast, the situation in Tebuk is somewhat different.

There are often many wealthy individuals and original rich families. In the case of their children, it is quite common for them to inherit their parents' businesses and continue them. So, the characteristics of Cheongdam and Tean are divided like this. Today, I would like to introduce a complex located in Cheongdam-dong, called Cheongdam Leel. It is located in the upper part of the area, and right in front of it is Cheongdam Station. Speaking of the characteristics of Cheongdam-dong, you can also see entertainment agencies, and it is famous for being a place where many celebrities' luxurious residences are located. Eterno Cheongdam is well-known as the house purchased by IU, and PH129, bought by mega-star Hyun Woo-jin, is also located in Cheongdam-dong. All of these premium properties have a view of the Han River. Additionally, when it comes to precious metals or wedding shops, many are also located in Cheongdam-dong. Therefore, the image of Cheongdam-dong itself is very luxurious, and the land prices are extremely high.

It is recognized that the Cheongdam Leel Apartment, which was recently announced, is a product that goes beyond the typical elements we commonly associate with properties near subway stations, such as being in a highly sought-after area and having a Han River view. Just being located in Cheongdam-dong already elevates its value, making it a desirable product for many people. It would be beneficial to keep this in mind as we begin. This apartment is part of the Cheongdam Samik Apartment housing redevelopment project, consisting of a total of 1,261 units, with approximately 150 units available for general sale. The apartment is scheduled for sale in September 2024, and the move-in date is set for November 2025, which is not far off. The complex comprises four underground floors and 35 above-ground floors across nine buildings, totaling 1,261 units. The timing for the sale has been somewhat confirmed, with the expected date for the announcement of the recruitment of residents on September 6. The special supply for institutional recommendations is anticipated on September 19, and the date for general supply applications is September 20.

You should recognize that there is not much time left. And judging by the mention of a cyber model house opening, it seems that a physical model house will not be opened. This place is currently under construction because the move-in date is approaching. Next to it is an apartment called Cheongdamja, and this is the view from the living room window of that apartment. It can be predicted that most of Cheongdam Rue will be developed similarly. Although the selling price has not yet been confirmed, the expected price is around 7.2 million won per pyeong. This suggests a potential profit of about 1 billion won compared to the surrounding market prices, making it a literal lottery complex. So, if you have a high score from your previous applications or special supply options, I hope you do not miss out on this subscription complex. Next, I will introduce the complex located in Sincheon-dong, Songpa-gu, which is the Jamsil Raemian I-Park.

This apartment complex is the Jinju Apartment Reconstruction Project, consisting of a total of 2,674 units. Right in front of it is the Mongchontoseong Station on Line 8, and just one station away is Jamsil Station. The area around Jamsil Station includes attractions such as Lotte World, Lotte Tower, and Seokchon Lake, as well as Seoul Asan Medical Center located to the north. Due to this well-rounded composition, Jamsil has become one of the areas that has significantly driven up housing prices in Seoul recently. The Jamsil Els and Lisents, for instance, have seen an increase of about 16% since the beginning of this year. Additionally, Helio City has also experienced a 25% rise from early 2023 to now. This complex is scheduled for occupancy around November 2025, and construction is currently in full swing, with most of the buildings already rising. Therefore, it is expected to have high marketability as a newly developed large-scale complex.

The expected selling price being heard is about 50 million won per pyeong. This means that a profit of around 1 billion won is anticipated compared to the surrounding market prices. Therefore, for those who have special supply options or high points, like the previously mentioned Cheongdam Leal, it would be wise not to miss out on applying. 

Additionally, both Cheongdam Leal and Jamsil Raemian I-Park are apartments that are close to being sold after construction, and there is a high possibility that the actual residence obligation period will be tied up. Thus, the financial capacity in this regard will act as a significant hurdle. Moreover, the down payment is often set at 20% rather than the usual 10%, so it's advisable to prepare in advance to ensure that you can pay the balance at the time of settlement. Having a financial plan in place would be beneficial.

Next, I would like to introduce a place located in Noryangjin-dong, Dongjak-gu, Seoul, called Dongjak-gu Subangsa. This refers to the Capital Defense Command.

This is a location where a military facility used to exist. This area is the Dongjak-gu Su-bangsa site, and nearby is the Nodeul Station on Line 9. Above it is Yeouido, and behind it is the Han River. Although it is somewhat disappointing that the number of households in this area is relatively low, it is undoubtedly a location that possesses various premiums. Additionally, the nearby Noryangjin New Town will start sales in the second half of this year, which means that this area will benefit from significant synergy. The Dongjak-gu Su-bangsa is a place where prior applications for pre-sale were accepted. Therefore, in this main application, there will be a mix of units for those who had previously applied for pre-sale and are now applying again, as well as some units from individuals who canceled their previous applications. As changes continue and delays occur, the government has indeed abolished new preliminary subscriptions. However, there are likely individuals who have already applied for preliminary subscriptions. If you are among those who have secured a preliminary subscription in a desirable location, I recommend forming a preliminary residents' committee to ensure that everything proceeds smoothly until the main subscription. Currently, even if the preliminary subscription is canceled, there is no legal framework to provide compensation to existing subscribers, which puts them at a disadvantage. Therefore, if you have a preliminary subscription in a good location, it would be a good tip to organize a residents' committee, contact the developer, and take measures to ensure everything proceeds without issues. Having looked at the subscription complexes in Seoul so far, let’s now take a look at the Gyeonggi Province. The complex I would like to introduce this time is the Prestier Xi located in Byeollyang-dong, Gwacheon City.

This is the reconstruction project of Gwacheon Jugong Complex 4. If you look at the perspective view, there is a sky bridge, and the exterior has a very luxurious feel. Therefore, we can think of this place as being developed with a high-end concept. Recently, house prices in Seoul have been continuously rising, but do you know which area in Gyeonggi Province, excluding Seoul, had the highest rate of increase? That place is Gwacheon. It has the best accessibility to the Gangnam and Seocho areas of Seoul, and it is a representative place where there are no harmful facilities, making it pleasant for raising children. As house prices in Seocho and Gangnam continue to rise, we can see that house prices in Gwacheon have also increased slightly. Gwacheon is one of the areas with a solid demand base. Since Byeollyang-dong in Gwacheon is being reconstructed,

This area is well-equipped with infrastructure, such as an elementary school and commercial facilities, all within walking distance to Government Complex Station on Line 4. Therefore, I believe there won't be any issues with selling out. This location is not subject to the price ceiling regulations like the Knowledge Information Town, so the prices may be somewhat higher. However, I think it is a place that many people will seek out, and it could appreciate in value. A benchmark for pricing might be the recent sale of the Gwangmyeong Progetto Summit, which is also located near a station. Even if the pricing is similar to that of Gwangmyeong Progetto Summit, I believe it would still be a reasonable price. Recently, contracts were announced for members of the association, so we can expect general sales to take place soon. I encourage you to keep an eye on this and consider applying for the lottery. The next complex I would like to introduce is...

The Dieter Deriche located in Imok-dong, Jangan-gu, Suwon City. Where is the area with the highest average price in Suwon? It is Gwanggyo New Town, located within Yongtong-gu. Those who live in Gwanggyo do not say they live in Yongtong; they say they live in Gwanggyo. Therefore, starting from Yongtong-gu, the area with the highest housing prices is followed by Paldal-gu and Gwonseon-gu, which are also relatively high. Lastly, Jangan-gu maintains the next position. Nevertheless, the reason for considering this complex is that when nearby apartments are sold, about 3,000 new units will be created, and there are already apartments in close proximity, which can form a community-like area. So, right next to it, the Suwon SK View is trading around 800 million won for a 34-pyeong unit. Despite the presence of a factory called SKC nearby, it remains one of the places with steady transactions.

This area is expected to be developed into a large new complex, and currently, the site is being prepared. Therefore, if the selling price is too high, like those in Gwacheon or Seoul that I mentioned earlier, I wouldn't recommend it. However, if the price is similar to that of the Suwon SK Skyview nearby, it might be worth considering. 

Next, I would like to introduce the Goean 3D redevelopment project located in Goean-dong, Sosa-gu, Bucheon. This site is situated in the Yeokgok-dong area of Bucheon’s Wonmi-gu. Although it falls under the jurisdiction of Bucheon, it is very close to Guro-gu in Seoul, just across the street. Thus, while the administrative district is Bucheon, the living area can be considered almost as Guro-gu. This location is a significant advantage, as it allows easy access to both the Line 7 Onsu Station and Line 1 Onsu Station within walking distance.

This area is not the best residential environment, so if the selling price is too high, it might be worth reconsidering. It would also be beneficial to evaluate based on the nearby e-Pyeonhwan Sesang Onsu Station. Since the model house has been constructed, you can assume that sales will begin soon. 

Next, I would like to introduce the redevelopment project located in Won-dang District 1 in Deogyang-gu, Goyang City, Gyeonggi Province. This area consists of a large complex with a total of 2,601 households, and it is being constructed by a consortium of Posco Construction and Hanwha Construction. When we think of Goyang City, we usually picture the Ilsan New Town in the western and eastern districts, and then the older apartments in the Hwajeong-dong area come to mind. Additionally, there are some new apartments in the Samsung-dong area of Deogyang-gu, as well as newly constructed apartments around Won-dang Station in Deogyang-gu.

When looking for a house in Goyang City, people usually consider areas like Ilsan New Town, Hwajeong-dong, Haengsin-dong, and Samsong, and finally, the area around Wondang Station. What I want to point out is that the demand in this area is not particularly strong. That's why I placed it a bit further down the list. Another drawback is that if it were located very close to Line 3, Wondang Station, it would be possible to take Line 3 to travel to places like Seodaemun and Gwanghwamun, which could be seen as an advantage. However, this location is not within walking distance from Wondang Station. 

On the other hand, one advantage is that it is a newly built large complex, which can be considered a strong point. This area is also about to go on sale soon, but it is not a location that many people in Goyang City are looking for, and it is not a transportation hub. Therefore, there needs to be a clear merit in the sale price for me to recommend applying for it. If you visit the area, you will see for yourself.

You may feel a bit of a chaotic atmosphere here. I recommend visiting in advance. This area is around Wondang Station, which has elevated train tracks, and there is quite a bit of vehicle traffic. From a parent's perspective, while there are large new apartment complexes, there are also many multi-family homes in the surrounding area, which makes it common for people to choose Ilsan New Town instead. 

In the nearby Wondang area, the 25-pyeong units in E-Pyeonhansesang are trading around 500 million won, so I think this price range might be a reasonable selling price. Therefore, it seems feasible to start with a down payment of about 50 million won. If the selling price for a 25-pyeong unit is around 500 million won, I believe it will form a certain premium. This way, there are lottery-like apartment complexes in Seoul that can yield several hundred million won in profits immediately upon winning, as well as apartment complexes in the metropolitan area where you can invest with just 50 million won.

I have explained it thoroughly. These days, house prices are continuously rising, not only in Seoul but also in the metropolitan area. Therefore, in the current market, it is essential to keep a close eye on subscription applications. Even if the current sale prices seem a bit high, in a trend where house prices are consistently increasing, what seems like a high sale price can quickly become an appropriate or even very affordable price.
