The first thing is to carefully check the register and building ledger, and be sure to check it yourself. Get it issued and check it.

If you go to the Supreme Court's Internet Registry Office, you can get it issued and check it in person. Sometimes, there are people who forge this register or building ledger.

If you forge it and you don't notice it, you can suffer a lot of damage.

And when writing a sales contract, you must fill in the details such as the lot number, lot number, land area, etc., according to the information listed in the building register.

Then, look at the copy of the register and compare the information on the owner of the property and the mortgage or lease in Eul-gu. You have to do this.

First of all, since it is a sales contract, you need to check the owner. So, you need to carefully check whether the owner listed in Gap-gu in the register matches the information with the seller with whom you want to enter into a contract.

If you look at the register, the name of the owner appears. The resident registration number appears, and the address appears. So, you look at your ID card, look at the ID card of the seller that was issued on the day of the sales contract, and compare it to confirm.

And if someone young enough to be considered a minor appears, you need to check the certificate of non-existence of guardianship registration. And there are cases where a representative appears.

There are people who suddenly come out and say, "I am an actor's friend, a family member's younger brother, or a parent." In fact, you don't know.

You must check the power of attorney to confirm this relationship. You must carefully check the contents of the power of attorney to ensure that all matters such as concluding the sales contract, receiving the balance, etc. have been delegated, and the seller.

You need to check the seal certificate and the power of attorney with the seal stamp.

It is a good idea to check and secure copies of the mandator's ID card and the trustee's ID card. Even if a representative appears, it is a good idea to get the other party's contact information.

You must call the contact information of the other party and confirm whether they are aware of concluding such a contract and whether it is right to delegate it to an agent. And in the case of a seal certificate, be sure to attach a certificate of seal impression issued by you within 3 months.

It is a good idea to do this. And the third thing is to write down the sales price and rental deposit amount accurately.

Surprisingly, many mistakes are made, such as leaving out a zero or adding an extra 0, or making an error in the amount of the monthly rent itself.

If this happens, there may be unnecessary misunderstandings later, and there are some people who say they will cancel the contract based on this.

Fourth, regarding the penalty special contract, I have previously filmed a video about the down payment.

If there is no special contract for a penalty, I do not naturally bring an amount equivalent to the down payment when the other party defaults on its obligations, so I must write down a special contract for the penalty.
