If you see it like this, the biggest advantage would be the transportation. It's about a 15-minute walk to Hongje Station, and there's a bus stop right in front of the complex, so it's a convenient location for those who want to use buses as well as the subway. Also, it's located near Hongeun IC Inner Circular Road, so it's quite nice to drive on major roads. If you drive to Hongje Station and go straight, you'll reach Seoul Station, City Hall, and Gwanghwamun. That's the biggest advantage. As I walked along the road here, I noticed that the business district near the station is very developed along the main road, but as you go slightly inward, you can see some slightly old-fashioned business areas. So, in that aspect, there are some pretty good merits.

One minor downside could be that, well, in Seoul, apartments cost 500 million won, which is quite affordable, and it plays a role as a Bedtown located in the middle of major job opportunities. Although it is a bit old-fashioned, the location itself is very good, so I introduced it first. Now, let's move on to a newer apartment. Yes, so we have now arrived near the second apartment. It's right behind the first one I showed you. Let's go inside the complex. Since it's a relatively new apartment complex, you can see that it's well equipped with elevators for going up and down within the complex. The complex is quite new, clean, and well-maintained, giving a fresh feeling. Therefore, for an apartment like Bukhansan The Sharp, it is located on a major road.

I think there would be a bit more advantage in terms of using the road, so in February 2024, a 6th floor was traded for 1.067 billion won, and the highest price was in July 2021 when a 7th floor was traded for 1.28 billion won. Although it is a new construction, the day after the video was released, there is a high possibility of being once unsuccessful. Certainly, many young couples live here, and there seem to be a lot of children as well. There is a public kindergarten inside the complex, so it seems like a good place to raise children. As you can see, there are many strollers lined up. It seems to be a good apartment with playgrounds and community facilities well equipped. The reason why there are quite a few children in this apartment complex is that Seoul Hongje Elementary School is located just a minute's walk away, and there is also a kindergarten inside the complex.

If you cross the street, there is also a kindergarten, so it's a place where it's not difficult to raise children. If you consider a slight downside, the middle and high schools are located a bit far away, so you have to take a bus to get there, which is a bit of a downside. The apartment we are introducing today is in building 107, and the interior is definitely neatly finished with marble. It seems like there are 4 units on each floor. So, let's go downstairs and explain about this property. As you can see, the light is coming in very well. The overall direction of the house is facing south. This property is the property number 60642 in 2023, in building 107 on the 4th floor. The current price is listed at 1.09 billion won, but since the auction will take place the day after the video is uploaded, there is a higher chance of it being unsuccessful.

The reason I came to this apartment is not simply because it is cheaper than the market price. Recently, there was a controversy over the sale of an apartment called Seodaemun Central I'Park. The location of that apartment is further inside compared to the property you are currently viewing, and the subway station is quite far. It was called Central, I don't know why. However, Seodaemun Central I'Park was an apartment that caused some controversy over high prices. It was an apartment that was priced between 1.1 billion and 1.2 billion KRW based on a 30-pyeong standard. So, many people, including myself, expected that the apartment might not sell well. However, the apartment was completely sold out with very high competition. Therefore, I could feel that the value of Seoul apartments is on a slightly rising trend these days.

The apartment you are currently viewing is a bit older in terms of its age compared to recently supplied apartments, but it is located in a very advantageous location with proximity to subway stations and easy access to major roads. Therefore, you can start purchasing this apartment from the 800 million won range, which seems to be a very reasonable price. That's why I came to introduce this apartment today. So, if I provide a bit more information about this apartment, it consists of 552 households in a total of 8 buildings, and the average maintenance fee is around 250,000 won. With the Inner Circular Road nearby, it is in a great location for easy access to areas like Mapo or Yeouido by road. However, if we consider a slight disadvantage, like the 107th building you see now, it is located very close to the Inner Circular Road, so there may be some noise issues. That seems to be a slight drawback for this property. Some points to be cautious about with this property are:

Behind it, there is a stream, so you can see that the Hongje Taeyoung Apartment is under elevator replacement construction, and it is written that the appraised value is 420 million won, and the lowest price for an apartment is in the 300 million won range! It seems to be a suitable size for individuals living alone or newlyweds. The property currently listed in real estate is a 19-square-meter apartment for 450 million won.
