The Chinese government has attempted to reform its overly dependent economic system on the real estate sector, but because it approached the issue in a clumsy socialist manner, the long-standing problems erupted all at once, resulting in a situation where the Chinese authorities are practically unable to intervene. The real estate sector has dominated personal savings, finance, and local government finances. As the Xi Jinping administration has forced reforms, issues have arisen, leading to a situation where the real estate sector is in turmoil. Ultimately, development companies have gone bankrupt, leaving behind massive debts, and investment has continued to decline, with newly built apartments remaining unsold.

The jobs have decreased, and many have been left behind. In this situation, one of the real headaches for the Chinese authorities is that the debt in the real estate sector has snowballed, leading to a staggering $7 trillion, approximately 99.6 trillion won, in excess investment-related debt. The bankruptcies of real estate companies are causing a chain reaction of damage, and the Chinese government, which controls financial institutions, is trying to minimize corporate liquidations. The problem is that the Chinese government may soon run out of the financial capacity needed to revive the economy. In this regard, Elisa Garcia Aero, the Asia-Pacific economic chief at Natixis, pointed out that growth is being hindered by the financial crisis. The real issue is that the Xi Jinping administration has not calculated how the collapse of the real estate market and market opening will affect the Chinese economy. Nearly 70 to 80% of the assets of Chinese households are tied up in real estate.

Due to economic uncertainty, both domestic and foreign investors are moving their funds to safer places. Real estate prices continue to plummet, and the Chinese stock market is stagnating compared to major countries like the United States, Japan, and India. This year, China's securities investment has turned to net selling for the first time.

The stocks of 180 Chinese companies were excluded from the stock market index at the beginning of this year, leading to a reduction in the share of Chinese companies in the global market. In this context, the Chinese authorities are doing their best to increase exports to achieve an economic growth rate of around 5%. In fact, Chinese exports are breaking records due to the global market for electric vehicles, as well as exports of batteries and home appliances. However, due to oversupply, profitability is declining, and the real estate sector is suffering significantly from the resulting downturn. There is also backlash from major trading partners. For these reasons, The New York Times has raised doubts about the Chinese government's ability to achieve its economic targets for this year, particularly the 5% growth rate. In this regard, JP Morgan's chief economist for China, Zhu Haobin, stated to the U.S. economic media CNBC that the collapse of China's housing market is not yet over, predicting that housing prices will not stabilize until at least 2025. China is actively refuting concerns from all sides.
